A master planned community was envisioned for the stunning 2,000 acre tract of land nestled along the Potomac River just 30 miles from Washington D.C. The mixed-use master plan program included; residential, golf course, marina, schools, sports fields / courts, corporate center and town center. This dynamic vision would allow residents to live, work, and recreate in their home community.

The scale of the Potomac Shares master planned community made it feasible to leverage the services of a world famous golfer and designer to enhance marketing exposure...Jack Nicklaus. We engaged Jack as the “signature” designer while Jacobson Golf Course Design provided the design collaboration becoming the critical communication link with the developer’s project team. The golf course was artfully weaved through the vernacular Northern Virginia landscape of majestic woodlands and pristine wetlands. A cognizant effort was made to utilize the rugged landscape with over 200’ of elevation change in order to uncover its dramatic vistas present throughout the property. Our strategic risk/reward philosophy of design was applied to the golf course
by providing a challenging golf experience while at the same time the wide golf hole corridors enhanced playability for all levels of golfers. The proposed land uses for the project were responsive to existing zoning and influenced the routing of the golf course to maximize value.

Potomac Shores has become a destination for the Northern Virginia region and D.C
dignitaries seeking an exceptional “signature” golf experience. The golf course is part of an interconnected open space system that preserves the sites natural resources while providing a recreational amenity for its residents. Golf Digest recognized the quality of the golf course when it ranked Potomac Shores in the “Top 10 New Courses in the US”.
